Campus Palms does not require a deposit. However, there is a non-refundable application fee. Guarantors must also pay the fee when completing the application. Any balance on the resident’s account will need to be paid by the lease start date.

Payments can be made via money order, standard check, E-check, VISA, or MasterCard. Transactions made by VISA or MasterCard are subject to a processing fee. Residents have 24/7 access to their online resident portal to make payments.
No roommate? No problem! Campus Palms offers personalized roommate matching. Please make sure to answer all the preference questions in the application. Your answers will help us find a roommate that best matches your preferences. We cannot guarantee that all of your requests will be met, but we encourage you to apply earlier in the leasing season for optimal selection.
Absolutely! Campus Palms loves your furry loved ones. If you wish to bring a pet, please notify the leasing office in advance and bring your pet vaccination records, a photo of the pet, and the required $300 pet fee prior to your move in date. This is a one-time fee and there is no additional monthly pet rent. Please keep in mind that your pet must abide by our breed and weight restrictions and must be approved by Campus Palms Management. Early Move-Ins are subject to current availability and management approval. All early move ins during the month of August will incur a fee. If you wish to move-in earlier than the lease start date of your signed lease agreement, please email your request to Leasing@CampusPalms.net
August’s installment is not prorated. Campus Palms leases by the term. Since we cater to the student community at USF, our lease term reflects that of the USF calendar. The price of your unit is a set amount for the lease term and is divided into 12 equal installments. Since our units are not leased on a month to month basis, the installments are not prorated.
Parking is convenient and easily accessible to your apartment and is offered at no additional cost to our residents.
Campus Palms is a 100% inclusive community. Utilities such as electric, gas, water, valet trash, cable, and internet are provided to the residents free of charge. We cover the electricity bill for up to $40-50 per bedroom depending on your floorplan. If your apartment goes over the electricity cap, the difference will be divided between all the roommates and posted to each of the resident’s account.
Valet trash is offered for free to our residents. All that residents must do is place their bagged trash into the bins conveniently located at each stairwell. The trash is collected from the bins daily so that you never have to worry about making a trip to the dumpster.
We provide cable in the common areas and internet in each bedroom at no additional cost. If you wish to add cable services in your bedroom, you must open an account with the cable provider to install a cable box. Please note that if you choose this option, you will be responsible for the cable box and any charges associated with pay-per-view and additional channels on your account. You will have to return the box to the cable provider once you move out.
Standard maintenance is performed regularly on weekdays. Residents can place standard work orders at their convenience through their online resident portal. However, we also provide 24/7 emergency maintenance to our residents. To report an emergency work order, please call 813-443-0944.
